The Cost of Fire Doors Explained

Frame, leaf, hinges, lock, handles and intumescent seals are the main components of a fire rated steel door. In order to be tested in a laboratory for a certificate, these components are the minimum requirements for a steel fire rated door. While the requirements for a fire rated door are standard in some projects, in most of the cases, fire doors become more complicated and customized because of the extra features required in the specifications of the projects.

Fire door price is formed according to the specific demands of the projects. The factors that affect the price of a fire rated steel door are as follows:

  • How big is the door going to be? (wall to wall opening dimensions where the fire door is to be installed)
  • Is fire door single or double leaf?
  • What is the size of an individual leaf on a double leaf door?
  • What is the color of fire door? (standard-RAL 9002 or special RAL color)
  • What is the fire resistance of the door? (60 / 90 / 120 min)
  • What is the frame type of fire door? (corner or full frame)
  • What are the required fire door accessories?
    • Handle + Handle + Lock
    • Panic Bar + Handle + Lock
    • If double leaf then the accessories requested on each leaf
    • Fire Rated Window and its size
    • Louver
    • Door Closer
    • Door Stopper
    • Electrical Strike on frame for access systems
    • Coordinator for double leaf doors
    • Weather seals

It is difficult to offer a price level with so many choices, of course.

Let's keep it easy and speak about the following requirements of a standard steel fire door:

Let’s go through the factors behind the price difference between manufacturers:

  1. Quality
    • Design Quality of the Door: If the door is not designed with a professional engineering point of view-the behavior of the door during a fire, long term usage and production processes are not taken into account-then this door may never be labeled “high quality”. One of the biggest mistakes made by design engineers is to sacrifice the strength of the door against fire test results. Many European producers manufacture weak doors due to this concern. These design preferences result in weak doors which have to be replaced every 1-2 years depending on the intensity of usage.
    • Quality of Raw Material: Low cost preferences in raw materials always lower the quality of the door. One basic example is using normal steel instead of galvanized steel which in turn deteriorates the corrosion resistance of the doors. Also low cost epoxy polyester powders used in coatings diminish the UV resistance of the doors.
    • Quality of Production: Unless hi-tech equipment and machinery is used in manufacturing, the final product will never be of high quality.
    • Quality of Accessories: Accessories that are used (handles, locks, panic bars etc.) are important that add up to the cost of the product. Therefore, the quality of the accessories should be taken into account before making a purchase decision. Moreover, the quality of the accessories determines the performance of the door in the long-run.
    • Quality of Packing: Packing quality is also a factor in pricing which has an effect on the total quality of the project executed.
  1. Certification: There could be different rates for doors with different fire ratings. The price of a 120-min door is higher than the price of a 60-min door as an example.
  2. Production According to Certification: Unfortunately, due to cost-related issues, some fire doors on the market are not manufactured according to the requirements of the checked doors.
  3. Production Technology: Compared to fire doors produced on traditional machines, fire rated doors produced with the new CNC machinery technology have cost advantages.
  4. Marketing Strategy: Well-known door manufacturers often take advantage of their brand name in pricing and as a result their products are usually overpriced. Their price does not represent the product's real value.
  5. Factors Related to Country of Origin: Fire doors manufactured in rich countries often represent the surplus associated with high salaries in these countries. Customers often associate high prices with high performance. In the majority of cases, this assessment is incorrect. As compared to the image reflected by their region, many Southern European fire door manufacturers have poor quality.
